House renting advise (not apartment)and term condition please?

hi im 19 year old and I have been looking for a house to rent for a while and i finally found a nice house 3bed and 2 rest. $650 + ultites a month. Which i am going to meet the owner today to discuss. But the thing is im young i got no experience about renting stuff so can anyone here offer me some advise, thing to watch out for, and term condition please. Thank you all
